A clear plan for your sale.

Petaluma · Sonoma County · Marin

A clear plan for your sale.

Thoughtful preparation. A well-supported price. Someone to explain the decisions along the way.

Start with what comes next.

A sale may make room for a different home, a new location or a simpler way of living. Before talking about a launch date, Luis asks what the move needs to accomplish and what could make it difficult.

The first visit is a chance to look at the property together, discuss your timing and identify the decisions ahead. You do not need to have everything cleared out, repaired or decided before you call.

Three decisions to make early.

What to prepare

Look at condition, presentation and likely buyer concerns before spending on improvements. Discuss what to repair, what to leave alone and whether inspections would help clarify the work.

Where to price

Recent comparable sales provide a starting point. The homes currently competing for attention, your property’s condition and your timing help shape the asking price.

What you may take home

The sale price is one part of the picture. Request an estimate that accounts for the loan payoff, selling costs and any agreed repairs or credits before planning your next purchase.

From the first visit to closing.

  1. 01

    Set the plan

Talk through your priorities, timing and the practical details of moving. Agree on how decisions will be made and what needs attention before the home is offered for sale.

  2. 02

    Prepare the property

Decide on repairs and presentation, gather the property information and arrange any agreed inspections. Luis helps you understand which items may matter to buyers.

  3. 03

    Price and present

Review comparable sales and set an asking price. Photography, the listing description and property information give buyers a clear picture of the home.

  4. 04

    Launch and listen

Coordinate showings and review the response. If interest is falling short, revisit the price, presentation and competition with Luis rather than guessing what to change.

  5. 05

    Compare the offers

Consider financing, contingencies, requested credits and closing dates alongside price. Luis explains the differences so you can decide which terms fit your plans.

  6. 06

    See it through

Once you accept an offer, track the agreed deadlines, buyer investigations and closing arrangements. Keep the move-out date and transfer of keys clear as the sale progresses.

Questions before you put up the sign.

Should I renovate before selling?

Start with a walkthrough. A large project can cost more, or take longer, than its contribution to the sale justifies. Discuss likely buyer concerns and compare a limited preparation plan with selling in the home’s current condition.

How do we choose the asking price?

Luis reviews recent comparable sales with you, including differences in condition and location. Active competition also matters. An online estimate is a starting point for a conversation, not a substitute for seeing the property.

What if I need to buy another home?

Tell Luis early. The order of the sale and purchase affects financing, timing and where you will live between homes. Review the options with your lender before committing to a plan.

How much does it cost to sell?

Costs depend on the property and the transaction. Ask for an estimated net sheet covering the loan payoff, agreed broker compensation, title and escrow charges, and any proposed repairs or credits. Broker compensation is negotiable.

Can Luis help if I live elsewhere?

Yes. Start by agreeing on property access, local contacts, communication and which decisions require your approval. The selling-from-out-of-area guide explains the practical questions to settle first.
