Rohnert Park and Cotati.

Petaluma · Sonoma County · Marin

Rohnert Park and Cotati.

Two neighboring cities between Petaluma and Santa Rosa.

The cities.

Rohnert Park was planned in the 1950s as a series of lettered sections with neighborhood schools and parks. Sonoma State University sits at the edge of the city, and there are many townhouses and condominiums.

Cotati, next door, is smaller and older. Its downtown is laid out around a six-sided plaza.

Three things to check before you offer.

Association dues and rules

Ask for the homeowners association's dues, reserves and rules. Low reserves can mean a special assessment later.

Loan eligibility

Ask whether the condominium complex qualifies for the loan you plan to use. Some loan programs have requirements for the complex, not only the unit.

Permits

Ask which additions and remodels have permits on file. Unpermitted work can affect the appraisal, the loan and what you can do with the home later.
