Petaluma · Sonoma County · Marin
Petaluma.
Home base for Luis since 2000, and the city he knows best.
The city.
Petaluma sits on the Petaluma River at the southern edge of Sonoma County, about 40 miles north of San Francisco. Its downtown keeps its iron-front buildings from the 1800s, and Highway 101 divides the older west side from the newer east side.
Homes range from Victorians near downtown to mid-century neighborhoods and newer subdivisions on the east side. SMART trains stop downtown and at Petaluma North.
Three things to check before you offer.
Flood zone
Ask whether the property is in a flood zone near the river and what flood insurance would cost. The answer belongs in your monthly budget, not in a surprise after the offer.
Permits
Ask which additions and remodels have permits on file with the city. Unpermitted work can affect the appraisal, the loan and what you can do with the home later.
Older homes
In west-side homes from the 1800s and early 1900s, ask about the sewer lateral, the roof and the foundation. Inspections show what has been updated and what has not.

Client experiences
“I am satisfied with Luis's work. As a first-time buyer, I personally recommend him to my friends. He is an excellent agent.”
