Find a home that fits your life.

Petaluma · Sonoma County · Marin

Find a home that fits your life.

From the first questions to the keys, understand what you are choosing and what comes next.

Begin with your priorities.

The right search starts with more than a list of bedrooms. Think about your daily travel, the work a home might need, the space you use and a monthly cost you can live with comfortably.

Luis helps you turn those priorities into a search across Petaluma, Sonoma County and Marin. Whether this is your first purchase or your next move, you can begin with a conversation before you have every answer.

Look beyond the asking price.

Your monthly cost

Ask your lender to explain the payment, property taxes and insurance. Allow for association dues, if applicable, and the upkeep of the home.

Your cash at closing

Budget for the down payment and closing costs, plus moving and any immediate work. Compare Loan Estimates so you understand the figures and what may change.

The property itself

Review disclosures and arrange appropriate inspections. Discuss condition, permits and questions about repairs before deciding whether a home is right for you.

A purchase, one decision at a time.

  1. 01

    Talk through the search

Discuss location, timing, budget and what matters most. If you have a home to sell, bring that into the conversation from the start.

  2. 02

    Understand the financing

A lender reviews your finances and explains potential loan options. Preapproval can help focus the search; it is not a final promise to fund a loan.

  3. 03

    Agree on representation

Before touring together, review the written buyer agreement with Luis. Understand the services, duration, compensation and cancellation terms before signing. Compensation is negotiable.

  4. 04

    Visit and compare

Compare how homes work for you, along with their condition and location. Keep a list of questions to investigate instead of relying on the photographs alone.

  5. 05

    Shape the offer

Review price, deposit, financing, contingencies and proposed dates. Luis explains how these terms work together and negotiates with the seller’s agent on your behalf.

  6. 06

    Investigate and close

During escrow, review the disclosures, inspections, appraisal and loan details. Keep track of deadlines, insurance and the final walkthrough as you prepare for closing.

Questions worth asking early.

Do I need a lender before talking with Luis?

No. A first conversation can help you decide where to begin. If you plan to finance the purchase, speak with a lender early so the search reflects both your borrowing options and the monthly cost you are comfortable with.

Why is there a buyer agreement?

It sets out the working relationship, including services, the term and how the broker is paid. Review the scope and cancellation provisions. Compensation is negotiable, and any contribution from a seller must be agreed rather than assumed.

What should I check before making an offer?

Start with comparable sales, the available property disclosures and your financing. Identify what still needs investigation. The offer should reflect the questions, contingencies and timing you have discussed.

What happens if an inspection finds a problem?

Luis helps you understand the issue and the options under your contract. Further investigation or negotiations may be appropriate. Your rights and deadlines depend on the agreed terms; ask before letting a deadline pass.

Can I buy if I am self-employed?

A lender must review your income and documentation. Start that conversation early and ask what records are needed. Luis’s business-advisory background can help him understand your questions, but loan eligibility is determined by the lender.
